Right now, your rental property is probably behaving itself. Tenants are happy, the sun's out, nothing's leaking. Enjoy it while it lasts, because it usually won't last long. The moment the weather turns, so does everyone's diary.

Come October/November, that changes fast.

Heating engineers get booked solid. Roofers stop taking new jobs until spring. Electricians and decorators start turning things down because they're already up to their eyes in it. Sort these five jobs now, and you'll thank yourself later, plus it’ll keep tenants happy.

Book the boiler service

Don't wait for the first freezing morning to find out something's wrong. Getting it serviced now means faults get caught early, it runs efficiently, and your tenants know winter's sorted.

Check the gutters and roof

Summer's the easiest time to clear gutters, swap a cracked tile, and deal with small repairs before the rain sets in properly. A cheap inspection now beats an expensive one later.

Get the outside sorted

Fencing that needs fixing. Brickwork that needs repointing. Woodwork crying out for a coat of paint. Warm, dry weather gives contractors the best shot at doing it properly, and it's easier to get booked in now, before everyone else has the same idea and the diary fills up.

Test the alarms

Five minutes, tops. Fresh batteries, a quick check to see if they're working, and your property still meets its legal safety requirements. It's the kind of job that's easy to keep putting off, right until it's not.

Book a health check

Even the best tenants won't flag every little thing, not because they're careless, just because a dripping tap or a sticky window doesn't feel worth mentioning. A routine inspection catches small problems while they're still small and still cheap.

One more appointment worth booking: a chat with your letting agent.

They'll know what's happening with local rental demand, whether your property still stacks up against the competition, what's changing legally, and where a little investment now could protect your income later.

Being proactive is almost always cheaper than being reactive. Autumn has a habit of proving that.
